Construction Loan Specialist

This is a Full-time position in Spokane, WA posted June 7, 2021.

JOB PURPOSEMonitors and disburses construction and rehabilitation loans on commercial real estate properties.

Ensures all related systems, programs, and document requirements are properly assembled per bank procedures.

Funds are disbursed in accordance with loan agreements and progress monitoring reports.

Maintains informational records and construction loan balances.

Explains policies and procedures to clients and associates.

Conducts a periodic review of all construction accounts in progress and assists with status reports.ESSENTIAL DUTIES AND RESPONSIBILITIES+ Responsible for processing and disbursements of commercial real estate construction and rehabilitation loans (both complex as well as routine in nature).+ Responsible for ensuring all computations and documents are completed properly and comply with policy.+ Monitors progress of construction projects.

Orders and reviews monitoring reports and title updates, receives and reviews lien releases, and issues progress payments to the borrower and/or contractor as approved.+ Implements the construction loan progress reporting process to ensure safeguarding of investor funds.+ Provides coordination and assistance to Loan Administrators and Relationship Managers in the closing of commercial construction loans (equity verification, funding sources, balancing of budget, etc.).+ Responsible for GL Certification which includes research, balancing and certification.+ Responsible for DDA Certification for loan restricted accounts.+ Monitors construction loan accounts and disbursements using internal Bank systems+ Responsible for ordering supplies for CLA department.+ Active in the development and administration of the department’s Business Continuity Plan (BCP)+ Facilitates communications and responds to questions regarding progress of construction and progress payments with the borrower and contractor.+ Partner with internal customers (Relationship Managers and Loan Administrators, Processors, Underwriters, and Loan Support Services) and external customers (contractors and borrowers) to facilitate smooth construction lending processes.+ Demonstrates compliance with all bank regulations for assigned job function and applies to designated job responsibilities –
– knowledge may be gained through coursework and on-the-job training.

Keeps up to date on regulation changes.+ Follows all Bank policies and procedures, compliance regulations, and completes all required annual or job-specific training.+ Maintain a working knowledge of Bank’s written policies and procedures regarding Bank Secrecy Act, Regulation CC, Regulation E, Bank Security and other regulations as applicable to this job description.+ May be asked to coach, mentor, or train others and teach coursework as subject matter expert.+ Actively learns, demonstrates, and fosters the Umpqua corporate culture in all actions and words.+ Takes personal initiative and is a positive example for others to emulate.+ Embraces our vision to become “The World’s Greatest Bank.”+ May perform other duties as assigned.SUPERVISORY RESPONSIBILITIESnoneREQUIRED KNOWLEDGE, SKILLS AND ABILITIES+ High School Diploma or GED; Bachelor’s degree preferred.+ Minimum 7 years of administrative or accounting experience in construction and/or construction lending.

Experience and other skills may vary depending on the complexity of work and level of problem solving and ability to work with limited supervision.+ Strong knowledge of commercial construction processes, procedures, documentation, and loan products.+ Possess strong organizational skills, with attention to detail and thoroughness; knowledge of basic arithmetic and accounting principles.

Solid abilities with MS Excel preferred.+ Possess analytical and problem-solving skills, with ability to research and identify solutions to problems.+ Demonstrate strong customer service and interpersonal skills, with ability to work effectively with individuals and groups to manage internal and external customer relationships.+ Strong verbal and written communication skills.+ Demonstrate flexibility; ability to multitask and complete work with constant interruptions.

Ability to handle multiple accounts, performing assigned tasks within closing and disbursement deadline constraints.+ Proficient with personal computer and related software packages, including MS Office Word, Excel, and Outlook, and other business machines.PHYSICAL AND ENVIRONMENTAL DEMANDS+ Office environment –
