PROPERTY SUMMARYLocated steps away from Downtown Menlo Park, and across Oak Grove Avenue from Menlo Park’s Caltrain Station, Springline is a newly constructed community covering approximately five acres.

Featuring 183 modern residences, 10,000 square feet of office space, curated retail, and outdoor green space, Springline will become Menlo Park’s newest community hub to live, work, and play.

Springline Management is currently seeking qualified individuals prepared to establish and grow the elevated, service-first lifestyle and experience across the property.SUMMARYThe General Manager oversees all operations and residential staff of a residential building whether stabilized or in lease-up.

The General Manager abides by the Springline standards while managing a variety of ad-hoc projects.This is a full-time, exempt position located on-site in Menlo Park, California.ESSENTIAL DUTIES AND RESPONSIBILITIES:Oversee the daily operations of the Property in accordance with company policies and standards.Serve as the Property’s figurehead.Build the company image and promote brand awareness by cultivating relationships with influential companies and figures throughout the area.Manage current leases: collect, post and deposit rental payments and impounds as due; send late notices;collect past due rents & NSF; and initiate evictions.Foster an engaging and positive work environment that motivates building staff to produce high-quality results.Develop positive relationships with residents to create a personal and welcoming environment.Provide exceptional customer service by adhering to company standards and responding promptly to all resident questions, concerns and requests.Investigate resident disturbances, complaints or requests.Resolve resident issues in accordance with regulations established in the lease agreements and/or condominium documents.Inspect property daily to ensure optimal conditions and report any repair or replacement needs to Building Engineer or Maintenance Supervisor.Collaborate with Maintenance Department to ensure that the property is well maintained at all times.Serve as the Accounts Receivable, Accounts Payable, and Marketing liaison for the property.Ensure community compliance with local and federal Fair Housing Standards: Laws, codes and ordinancesDeliver accurate and timely reporting by effectively managing and coordinating with the building staff.Coordinate with staff to maintain current leases, collect rent payments, post rent payments and impounds as due, and remove completed payments and impounds.Assist with eviction of residents in compliance with court order and directions from the Legal team.Perform lease audits, property inventory and service contract reviews.Oversee current service contracts, arrange for new contracts, and terminate existing contracts as required.Facilitate communication between the Construction Team or Maintenance Supervisor, insurance carriers, fire protection, police department, and other agencies with jurisdiction over property to ensure property compliance with codes and regulations of each agency.Conduct apartment inspections in coordination with Chief Engineer, new Residents, or Home Owners.Prepare, implement, and submit the property budget to the Corporate Accounting department every month.Produce weekly management reports.Analyze and report property financial statements and activity monthly.Assist the Asset Manager with the preparation of Variance Report, Owner’s Letters and Executive Summaries.Complete all equipment and supplies purchases/leases for the Property.Review and submit invoices to Regional Accounting Department or Management Company for processing and payment.Assist Marketing Department in organizing and creating resident functions and newslettersPerform other related duties and assignments as required.SUPERVISORY RESPONSIBILITIESAll on-site Residential StaffAny floating or corporate staff that are visiting the property.QUALIFICATIONSFamiliarity with YardiProficiency with modeling investments in Excel and knowledge of database, financial and project management applicationsFull comprehension with Microsoft Office (Outlook, Excel, Word)Solid analytical, organizational skills and ability to multi-taskHighly-developed verbal and written communication skillsAbility to work independently and as part of a teamStrong knowledge of operations with budget formulation and analysis skillsProactive thinking and creative problem-solving approachHigh attention to detailAbility to make decisions and initiate action within established guidelinesAbility to act decisively in an aggressive environmentMust work well under pressure and handle stressful situations in a professional mannerEDUCATION and/or EXPERIENCEBachelor’s degreeMinimum 5 years of experience in Real Estate Management, Marketing, Financial Services or related fieldMinimum 2 years Management/employee development experienceCERTIFICATES and LICENSESCertified Apartment Manager (a plus, but not required)LANGUAGE SKILLSAbility to read and comprehend simple instructions, short correspondence, and memos.REASONING ABILITYAbility to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
