Maintenance Supervisor

Rockwood Property Management

This is a Full-time position in Spokane, WA posted November 21, 2021.

Rockwood Property Management is looking for maintenance technician to join our growing team.

Position Summary:

Responsible for analyzing property expenses and coaching maintenance team members on best practices to effectively control expenses while maintaining the property standards.

Creating long-term capital plans and assisting in the implementation of special projects.

Position Responsibilities:
Prioritize and plan maintenance work load
Assist Property Manager with developing the maintenance budget, including the suggestion and implementation of cost-saving ideas and plans
Follow all company safety rules and regulations while working and report any safety concerns to Property Manager
Participate in new employee interviews
Evaluate and train new employees on company maintenance standards and proven maintenance techniques
Conduct performance reviews, disciplinary reviews, or performance improvement plans for maintenance team members
Perform unit move-in and move-out inspections as well as damage assessments
Coordinate Fire Protection inspections as directed by Regional Maintenance Supervisor
Maintain accurate records regarding preventative maintenance, service requests, expenditures, work in progress, etc.
Effectively address and document resident service requests and Project Green based on department standards
Conduct a daily inspection of all common areas within the property to monitor and correct any safety issues, address maintenance needs and document recommended capital projects
Conduct regular inspections of all vacant units; ensuring seasonal settings on all electrical and heating components including water heaters, air conditioners, wall heaters, furnaces and windows
Ensure all exterior areas are clean including but not limited to: breezeways; mailbox areas; corridors; stairways; amenity areas; curbs, gutters; sidewalks
Perform corrective and preventive maintenance including but not limited to: dry wall touch up; basic plumbing; lock repair and re-keying; install/repair window coverings; HVAC repairs; caulking; and painting
Replace light bulbs and globes in outside lighting fixtures
Assist with snow removal, including the oversite of snow removal contractors
Maintain inventory of tools, equipment and supplies
Ensure grounds and common areas are free of trash, debris and pet droppings
Ensure flowerbeds are kept clean of weeds and flowers are deadheaded as needed
Work with landscape & irrigation contractors to ensure the contract requirements are being met with regard to mowing, fertilizing, weed control, irrigation and drainage
Communicate with subcontractors on major repairs
Notify Property Manager of major repairs and capital improvement items
Promote good public relations with residents, co-workers and company staff through excellent customer service.

Always display a friendly courteous attitude towards residents, other employees and contractors
Assist with other types of maintenance at direction of Property Manager
Perform other duties as assigned
Essential Skills and Experience:
Working knowledge of basic maintenance tools required to perform the job duties
Strong management and leadership skills
Experience in multifamily residential building maintenance
Working knowledge of and familiarity with electricity, plumbing, and carpentry required
Must be familiar with power, water, and gas turn offs, clean-out traps, fire extinguishes and fire hydrants
Must possess excellent customer service and communication skills, both written and verbal
Proficient in MS Word, G-Mail, Flickr, Excel, with knowledge of AMSI software
Excellent Organization skills; the ability to manage multiple projects simultaneously
Non-Essential Skills and Experience:
Working knowledge of HVAC systems and household appliances
Minimum Qualifications Required:
High school education and/or technical skills training preferred
Valid driver’s license and personal vehicle to perform some job duties and travel to and from multiple properties
